Consultancy for Planning Permission

You’ll probably need planning permission if you want to:

  • build something new,

  • make a major change to your building, such as building an extension,

  • change the use of your building.

To apply for planning permission, contact your local planning authority (LPA) through your local council. If your project needs planning permission and you do the work without getting it, you can be served an ‘enforcement notice’ ordering you to undo all the changes you have made.

Some building projects do not need planning permission. This is known as 'permitted development rights'. Building projects that normally have permitted development rights include:

  • industrial premises and warehouses,

  • some outdoor signs and advertisements - though there are special rules around adverts,

  • demolition - but before you begin you must get approval to demolish from your local planning authority (LPA) through your local council.

There are other projects that might not need planning permission - for example, projects that will have no impact on your neighbours or the environment. If you think this could apply to your project, check with your LPA through your local council.

If your building project benefits the local community, and the community supports it, you may not have to go through the normal planning permission process. Neighbourhood planning lets your community grant planning permission directly under certain circumstances.

Your local planning authority (LPA) will decide whether to grant planning permission for your project based on its development plan. It will not consider whether local people want it.

To decide whether a planning application fits with its development plan, an LPA will look at:

  • the number, size, layout, siting, and external appearance of buildings,

  • the infrastructure available, such as roads and water supply,

  • any landscaping needs,

  • what you want to use the development for,

  • how your development would affect the surrounding area - for example, if it would create lots more traffic.

In most cases, planning applications are decided within 8 weeks. In England, for unusually large or complex applications the time limit is 13 weeks. If the decision takes longer, you can appeal. [1]

Further helps you to find out whether your project will need planning permission or not.

Consultancy for Full Plan Application

The Building Regulations 2010 cover the construction and extension of buildings.

You might also need building regulations approval for many alteration projects, including if you plan to:

  • replace fuse boxes and connected electrics,

  • install a bathroom that will involve plumbing,

  • change electrics near a bath or shower,

  • put in a fixed air-conditioning system,

  • replace windows and doors,

  • replace roof coverings on pitched and flat roofs,

  • install or replace a heating system,

  • add extra radiators to a heating system.

You could need approval, or to follow special rules, for works not listed here - so always research your particular project. Contact a ‘building control body’ (BCB) to check the building regulations or apply for approval. There are 2 types of BCB. It’s up to you which you use. These are Local authority BCBs and Private BCBs. Hence, you can apply for approval from your council, or you can apply through a private approved inspector.

You must decide on the type of application for your planned build, extension, or alteration work. Full plans application is the most thorough option. You can expect a decision within 5 weeks, or 2 months with your consent. You’ll get a completion certificate within 8 weeks of completion of the building work as long as it complies. Building notice application is only for smaller projects. You can start work 2 days after your notice has been submitted to your BCB. You do not get formal approval like you do with full plans. Regularisation is retrospective approval for work already carried out without consent - from a local authority BCB only [2].

If you cannot decide what to do, ask Further. Further both guides you and prepare full plans you need.

Real Estate Consultancy

As a concept real estate has been one of the most significant investment tools since history. Both the lands and the buildings on these lands have provided and continue to yield great returns to the landowners thanks to the functions they contain. The doubling of the world’s population in the last 50 years means that limited resources are depleted and the existing resources gain more value. Parallel to this, the real estate industry maintains its vitality every period. Due to the significance of this industry, many real estate agents have been appeared both in the world and in the UK.

The real estate industry has a great importance, and is a very large activity field that should be considered from the practical aspect as well as the theoretical aspect due to the large number of services that constitute the national economy with wide surface of contact through mortgages, buying, selling, leasing, projecting, alteration, renovation, construction etc. It is precisely for this reason that when real estate is desired to be used as an investment tool, the opinions of experts who have both theoretical and practical knowledge in this field should be taken.

In this context, Further provides consultancy services to households, landowners, and investors who desires to use real estate as an investment tool. We would like to assist you as much as possible. We can either meet face to face or move through your written questions to be answered.

However, company establishment processes may vary in each country depending on the laws and regulations of the relevant country. At this point, Further provides a company address and documents required, enabling entrepreneurs to establish their companies quickly and safely.

Special Reports

Principally, the consultancy is based on existence of data in a particular research area to analyse circumstances. In this case, the concept of data analysis gets involved, too. To properly consult customers, it is necessary to comprehend the conditions, intentions, and purposes of the counselees. If it is considered that the counselee takes this service to use opportunities with the purpose of making things better, he/she should draw the frame or submit required data to the consultant. If the counselee does not have enough data to generate a strategy, the consultant can gather the required data to analyse and guide him/her. Afterwards, it can be said that the relevant data and its analysis is the precondition of the consultancy. Therefore, Further offers gathering relevant market data and preparing special reports in particular to the following fields:

  • strategic marketing and business development reports,

  • industry-based market research reports such as highest and best use report, land use report, feasibility report, etc.
